What to look for in an Ann Arbor student apartment (beyond the price tag)

Ann Arbor is one of the stronger student housing markets in the Midwest, which means students and parents tend to do real due diligence before signing. Price matters, but it’s rarely the thing that determines whether you actually like where you live. Here’s what to weigh beyond the rent number.

Location relative to your campus

U of M is split between Central Campus and North Campus, and they have very different commute profiles. Figure out where you’ll actually spend your days before you choose an area. A place that’s perfect for a Central Campus student can mean a long daily trip for someone whose classes are on North Campus. Map your real schedule against the bus routes and walking distances.

All-in cost

Look at the full monthly number, not just rent. Add utilities, internet, parking, and any fees, and account for furnished versus unfurnished. Ann Arbor isn’t a cheap market, so a transparent all-in cost is worth more than a low headline rent that grows once everything’s added back on.

Furnished or not

Decide early whether you want to move furniture or skip that entirely. A furnished unit saves you the cost and hassle of buying and hauling everything, which matters more if you’re coming from out of state. An unfurnished place gives you control over the setup. In-unit laundry, real study space, and a fitness center get used constantly during the school year. Other features look great on a tour and then sit unused. Be honest about which ones fit your routine, because you’re paying for all of them regardless of whether you use them.

Management and community

The leasing team is who you’ll deal with all year, so responsiveness matters. Notice how they handle your questions and ask how maintenance requests work. Beyond that, pay attention to whether the building has a community you’d want to be part of or whether it feels like a place people just sleep. For most students, this is where you’ll spend your college years, not just store your stuff.

Safety

Look for controlled access, well-lit common areas, and responsive management. Check reviews and don’t hesitate to ask the leasing team directly about their security setup. It’s a fair question and the answer tells you a lot.
